Summer in Southeast Tennessee and North Georgia is one of the best times of year. From afternoons on the lake and evenings on the patio to weekends exploring our local communities, there's so much to enjoy. It's also one of the busiest seasons for your home.

Our long stretches of heat, high humidity, afternoon thunderstorms, and rapidly growing landscaping all take a toll on a home's exterior and mechanical systems. Spending a few hours on seasonal maintenance now can help prevent expensive repairs later while protecting one of your largest investments.

Keep Your Air Conditioner Ready for the Hottest Days

If you've lived in Chattanooga for even one summer, you know your air conditioner works hard. Between the heat and humidity, your HVAC system often runs daily from late spring through early fall.

One of the simplest ways to extend the life of your system is replacing your air filter every 30 to 60 days during peak cooling season, especially if you have pets, allergies, or construction happening nearby.

While you're checking the filter, take a few extra minutes to inspect the outdoor condenser. Remove grass clippings, leaves, vines, and other debris, and keep at least two feet of clearance around the unit so it can operate efficiently.

Another maintenance item many homeowners don't know about is the condensate drain. Because of our humid climate, algae and slime can build up in the drain line and eventually cause clogs that lead to water damage or emergency service calls.

Adding AC condensate drain pan tablets to your drain pan during the cooling season can help prevent algae growth and reduce the chance of clogs. It's also a good idea to ask your HVAC technician about cleaning the condensate line during your annual service appointment.

If your home suddenly feels more humid than usual, some rooms aren't cooling evenly, or your electric bill climbs unexpectedly, don't ignore those warning signs. A small repair today is often much less expensive than replacing a failed system during the hottest week of July.

 

Keep the Cool Air Inside

Your HVAC system can only do so much if conditioned air is escaping your home.

Walk around the exterior and interior of your home and inspect each window and exterior door. Look for cracked or missing caulk, worn weatherstripping, or small gaps that allow cooled air to escape and hot, humid air to enter.

While you're inspecting your windows, look closely at the glass itself. If you notice a cloudy appearance or condensation trapped between the panes of a double-pane window, the insulated seal has likely failed. Broken window seals reduce energy efficiency and can eventually affect visibility and comfort.

Fortunately, resealing windows and replacing weatherstripping are relatively inexpensive projects that can make a noticeable difference during our long cooling season.

Protect Your Home After Summer Storms

Summer thunderstorms are part of life across Chattanooga and North Georgia. While most pass quickly, they can leave behind small issues that become expensive if they're overlooked.

After a heavy storm, take a walk around your property and inspect the roof from the ground for missing shingles or damaged flashing. Check your gutters for debris, look for fallen limbs, and make sure water is draining away from your foundation instead of pooling around the home.

If your home has an attic or crawl space, it's worth taking a quick look after prolonged rain to make sure no water has entered. Catching a small leak early can prevent much larger repairs down the road.

Don't Let Landscaping Become a Maintenance Problem

Everything grows quickly this time of year.

While lush landscaping makes a home beautiful, shrubs, vines, and trees that are too close to the house can trap moisture, encourage insects, and damage siding and roofing materials.

Trim shrubs back from the exterior walls, remove vines climbing the home, and keep tree branches away from the roof whenever possible. Refreshing mulch around flower beds also helps retain moisture, reduce weeds, and improve curb appeal.

If you have mature trees, summer is a good time to identify any dead or damaged limbs before severe weather brings them down.

Pressure Washing Does More Than Improve Curb Appeal

Watch for Moisture Under Your Home

Take a few minutes to inspect for standing water, excessive humidity, damaged insulation, or signs of insects and termites. If your crawl space has a vapor barrier, make sure it remains intact and properly positioned.

Small Projects That Save Money

Some of the simplest maintenance tasks often provide the greatest return.

This summer, remember to:

  • Test smoke and carbon monoxide detectors.

  • Clean refrigerator coils.

  • Inspect outdoor faucets for leaks.

  • Lubricate garage door rollers and hinges.

  • Check deck railings for loose hardware.

  • Flush your water heater if recommended by the manufacturer.

  • Clean dryer vents to improve efficiency and reduce fire risk.

These small jobs take very little time but help extend the life of your home's systems.
